1. A non-refundable deposit of £200 is payable to secure your booking. The full balance is due not less than 8 weeks prior to the first day of your holiday. For bookings made less than 8 weeks in advance, full payment and the refundable security deposit is required at the time of booking. In the event of non-payment of the balance by the date it is due, we reserve the right to cancel your booking.
2. Bookings are accepted on condition that no more than the maximum number of persons as indicated on the booking form shall use the property, except by prior agreement in writing. We reserve the right to terminate your booking in the event of breach of this policy.
3. The period of let will commence at 4pm on the day of arrival and terminate at 10am on the day of departure, except as arranged by prior agreement in writing and unless the booking is terminated for breach of the terms and conditions.
4. We operate a strict no smoking and no vaping policy on the premises (inside or out) for fire safety reasons. We reserve the right to terminate your booking in the event of breach of this policy.
5. We allow one well-behaved and house-trained dog when selected at the time of booking, on the basis that the dog remains downstairs, off of soft-furnishings and is not left unattended or unsupervised at the property. It is the responsibility of the booking guest to ensure that dog mess is picked up, bagged and disposed of in the outdoor bin provided. We reserve the right to apply a cleaning surcharge if there is a failure to comply with these rules.
6. Towels are provided for bath and shower use and must not be taken away or removed from the property for any purpose. We do not provide beach towels or towels for hot tub use.
7. To enable us to maintain the standard of our property, and for the benefit of the next guests staying, please inform us of any breakages or damage(s) that occur during your stay. We understand that accidents happen and we do not charge for minor breakages reported during your stay. However, we reserve the right to deduct from the security deposit any damage that is caused as a result of deliberate or reckless misuse. Please note that the property is inspected prior to and following each stay. In making a booking you accept responsibility for any theft, breakage or damage caused by you, any member of your party and/or your dog, and agree to indemnify us in full for any loss that we may incur as a result. A refundable security deposit of £250 is required to be paid not less than 7 days prior to the day of arrival for your stay, and will be returned within 5 working days of the day of departure to the bank details provided on your booking form, less the cost of any damage(s) or breakages and/or surcharge for breach of the terms and conditions.
8. Guests are required to take reasonable and proper care of the property, including its furnishings, fittings and effects, for the duration of the booking and to leave it in the same clean and tidy condition and state of repair as it was found to be on arrival.
9. Barbecue. Guests are welcome to use the barbecue in the garden but are required to clean it after use. Instructions for use are provided in the welcome booklet. We reserve the right to apply a cleaning surcharge of up to £50 if the barbecue is not cleaned after use.
10. You agree to ensure that lights, heating and appliances are switched off prior to departure, and that the property is left secure. All windows must be closed, and external doors to the premises locked. We reserve the right to apply a surcharge for any loss, theft or damage to the property resulting from any failure to leave the premises secure.
11. Keys must be returned to the lock box prior to departure. We reserve the right to apply a surcharge should it become necessary to arrange for entry as a result of the keys not being so returned, and/or for the cost of a replacement set of keys for the property.
12. Parking is available on the driveway for up to 4 cars. You are responsible for your car security during your stay.
13. Electric Vehicles, bikes and scooters. We do not have an electric vehicle charger and the charging of your vehicle, scooter or bike at the property is strictly prohibited. We reserve the right to terminate your booking in the event of breach of this policy, and to apply a surcharge for unauthorised electricity usage.
14. Use of and access to the garage is not included in the booking.
15. Wifi is provided at the property but cannot be guaranteed.
16. Any problem or complaint which you may have relating to the property must be reported to us immediately on arrival.
17. If the property cannot be made available for the period booked due to events beyond our control, and we are forced to cancel the booking, the total hire charge will be refunded in full. We do not accept any further responsibility to the booking guest.
18. All cancellations must be notified in writing. If you cancel your booking less than 8 weeks before the first day of your holiday, the balance of the booking (total cost less the deposit paid) must be paid in full and is not refundable. Please ensure that you have appropriate insurance cover/arrangements in place.
19. We cannot be held liable/responsible for any accident, loss or damage sustained by any guest or visitor, or their property, however caused.
20. Bookings cannot be taken/accepted from any person under the age of 18 years.
21. We reserve the right to terminate a booking without compensation where the behaviour of any guest impairs the peace, enjoyment, comfort or health of others.
22. This is a contract of hire between us as the owners and the lead booking guest. Please note that at the time of making your booking, you accept these terms and conditions. A legally binding contract is entered into. It is your responsibility to ensure that all members of your party understand the terms and conditions and comply with them. We reserve the right to demand the immediate departure of any guests who fail to comply with the terms and conditions.
